Record the fixtures and equipment included in a purchase

Distinguish items seen at a viewing from items agreed to remain, recording location, model and handover condition for the transaction documents.

Separate observation from agreed inclusions

Confirm air conditioners, cooking appliances, curtains, lights and movable furniture individually. A photograph is not an agreed inclusion schedule, and 'with decoration' does not identify models or condition.

Give the agreed schedule to the transaction professional for incorporation into the relevant documents. Use that version to check items, accessories and instructions at handover, retaining written follow-up on disputed entries.

Give each included item its own record

Model, location and agreed condition make the schedule checkable.

Example: two air conditioners appear in a photograph

A photograph shows two units but only one is agreed to remain. Identify its room and model rather than interpreting 'air conditioning included' as both units.

Use the agreed schedule at handover

  • Observed and agreed items are distinct
  • Version and agreement are retained
  • Missing accessories or documents are listed
