Identify area basis, asking or transaction price and date before comparing price per area.

Check the price and area inputs
Retain the source of each price and area: current asking price, quotation or known transaction, and the area definition and unit. Do not fill an unresolved area from another page merely to produce a complete-looking ratio.
A common area basis makes the arithmetic comparable, but floor, condition, location and possession remain separate decisions. One ratio does not capture them all, and a market index is not an individual valuation.
